Thirty minutes with a registered architect, then the Property Potential Report: what can be built, the likely consent route, the constraints that will shape the design and an indicative construction cost. The report is yours to keep, and its fee is credited if you instruct us.

We coordinate and appoint a trusted building surveyor on your behalf to complete the measured survey; their fee is paid directly by you. Your architect works directly from the resulting point cloud. Existing drawings are produced, then the design develops through the revision rounds included in your band, with visualisations so you can see the proposal before it is submitted anywhere.

We submit and act as your agent to decision, which means the council writes to us, not to you. Officer questions, amendments, neighbour representations and consultee comments are handled by the architect who drew the scheme. You are told what is happening at each step.

The consented scheme becomes a buildable package: construction drawings, details, specifications and schedules, with the structural engineer and any specialists coordinated into it. We submit to Building Control and prepare the set that builders will price, so the tender is like for like.

Three builders are tendered and the returns compared openly with you. You appoint the builder directly, we prepare the contract and then administer it: site visits, instructions, valuations, and the defects period after completion. Duration follows the build, not our diary.
