Your Home Architects is a subsidiary of Vision and Design Ltd, an RIBA registered practice working on private homes, hospitality fit out, listed buildings, conservation area retrofit and commercial repositioning. The same architects, the same insurance, the same registration.

Those projects showed where the time on a residential job actually goes, and almost none of it is design. It is constraint research, precedent hunting, form filling and consultant chasing. Work that is essential, repetitive, and badly suited to hourly billing.

So we automated that part. What is left is architecture, which stays with a named architect from first sketch to practical completion. That is how the fee can be fixed without the standard being lowered to meet it.
