02 · THE PRACTICE
Design to completion, from a RIBA Chartered practice.
Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board
Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.
ARB REGISTERED ARCHITECTS

RIBA Chartered practice
Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.
VISION + DESIGN LTD

Why the title matters to you
An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE
How we help homeowners in
Wandsworth
Fixed-fee architectural services for London homeowners, in Wandsworth and every other borough, from a RIBA Chartered practice. Wandsworth is more permissive than its inner London neighbours: there are conservation areas around the commons, but no blanket restrictions, so on many streets you can still extend without asking. What the council does judge closely is design. We establish exactly what your address allows first, then price each stage before it starts.
We work on the Victorian terraces around the commons: side returns and rear extensions with a loft conversion above, and whole house refurbishments where the ground floor is being reworked at the same time.

06 · YOUR ADDRESS, NOT THE AVERAGE
What we check before anything is drawn.
IS YOUR STREET PROTECTED?
Around 46 conservation areas including Wandsworth Common, Clapham, Battersea, Tooting and Putney, with Wandsworth Town added in 2023. Outside them, the usual allowances apply.
WHAT EXTRA RULES APPLY HERE?
There is no blanket restriction across the borough. Some conservation areas have extra rules on alterations visible from the street, and a separate rule protects pubs. Check your street rather than assuming either way.
WHAT KIND OF HOUSE IS IT?
Victorian terraces, mansion blocks, and a large amount of new build flats at Nine Elms and Battersea. The terraces around the commons are the classic family houses here.
WHAT PEOPLE USUALLY BUILD HERE
Side returns, rear extensions, loft conversions and basements. The classic Wandsworth job is a side return and a loft in one go, which is where the family space comes from.
ANYTHING ELSE THAT AFFECTS YOUR SITE
The tidal Thames and the River Wandle bring flood risk, with Earlsfield in a flood warning area. Reference: Local Plan adopted August 2023 and the Housing SPD of November 2016, which covers extensions, alterations and basements.

08 · COMMON QUESTIONS
Do I need planning permission to extend in Wandsworth?
Not always. Wandsworth has around 46 conservation areas but no borough-wide extra restrictions, so on a great many streets the usual allowances still apply and plenty of rear extensions are built without an application at all.
What is the design review panel?
A panel of designers the council refers larger schemes to. It judges design quality rather than compliance, so it is not an obstacle to a considered scheme, but it does mean materials, proportions and the effect on neighbouring houses carry real weight here.
Does flood risk affect my extension?
Near the Thames and the Wandle, yes. Parts of the borough sit in a flood zone and Earlsfield is in a flood warning area, which means a flood report with the application and closer attention to floor levels and any basement.
