02 · THE PRACTICE
Design to completion, from a RIBA Chartered practice.
Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board
Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.
ARB REGISTERED ARCHITECTS

RIBA Chartered practice
Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.
VISION + DESIGN LTD

Why the title matters to you
An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE
How we help homeowners in
Southwark
Fixed-fee architectural services for London homeowners, in Southwark and every other borough, from a RIBA Chartered practice. Southwark runs from Bankside to Dulwich and the housing changes completely along the way, so what your neighbour two miles north was allowed tells you very little. The council also published new guidance for householders in 2025, which is unusually clear about what it expects. We establish exactly what your address allows first, then price each stage before it starts.
We work on the Victorian and Georgian terraces here: side returns, rear extensions and roof work, and internal reordering where the house has already been divided into flats. Each stage priced before it begins.

06 · YOUR ADDRESS, NOT THE AVERAGE
What we check before anything is drawn.
IS YOUR STREET PROTECTED?
Around 53 conservation areas including Bankside, Borough, Dulwich Village, Camberwell and the Sunray Estate. Where one applies, the council controls anything that changes how the street looks.
WHAT EXTRA RULES APPLY HERE?
Several conservation areas have extra rules, including the Sunray Estate. Separate rules on shared houses and on commercial buildings in the centre do not affect ordinary householder extensions.
WHAT KIND OF HOUSE IS IT?
Victorian terraces with some Georgian survival, extensive post-war estates and a large volume of new build flats. Dulwich and Camberwell have the most generous plots.
WHAT PEOPLE USUALLY BUILD HERE
Side returns, rear extensions, loft conversions and mansard roof work. Around Dulwich and Camberwell the plots are more generous, so rear extensions tend to be larger.
ANYTHING ELSE THAT AFFECTS YOUR SITE
The northern part of the borough sits in the highest flood risk category, which adds a flood report to any application. Reference: Southwark Plan adopted February 2022 and the Householder Development SPD 2025.

08 · COMMON QUESTIONS
Do I need planning permission to extend in Southwark?
It varies a lot across the borough. Around 53 conservation areas apply, and some carry extra rules on top. Outside them the usual allowances hold. Southwark stretches from Bankside to Dulwich, so the answer genuinely depends on your postcode.
What does the council judge my extension against?
Its householder guidance, published in 2025, which replaced the older design standards. It sets out what the council expects on proportions, materials and the effect on neighbours, and reading it before designing is the most useful hour you can spend here.
Is flood risk an issue in Southwark?
In the north of the borough, yes. The area nearest the river sits in the highest flood category, which means a flood report with the application and closer attention to floor levels and any basement proposal.
