Architects Registration Board
Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.
ARB REGISTERED ARCHITECTS

RIBA Chartered practice
Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.
VISION + DESIGN LTD

Why the title matters to you
An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE
How we help homeowners in
Redbridge
Fixed-fee architectural services for London homeowners, in Redbridge and every other borough, from a RIBA Chartered practice. Redbridge is interwar suburbia at Ilford, Gants Hill and Barkingside, with leafier Edwardian streets around Wanstead and Snaresbrook. In its conservation areas the extra rules go further than most boroughs, covering extensions themselves. We establish exactly what your address allows first, then price each stage before it starts.
We work on the interwar semis here, rear extensions and loft conversions, and on the Edwardian and detached houses around Wanstead where the plots take more. Each stage priced before it begins.

06 · YOUR ADDRESS, NOT THE AVERAGE
What we check before anything is drawn.
IS YOUR STREET PROTECTED?
Around 16 conservation areas including Wanstead, Snaresbrook, Woodford Green, the Bungalow Estate at Seven Kings, Valentines and Cranbrook.
WHAT EXTRA RULES APPLY HERE?
Conservation area rules here restrict extensions, windows, roofs and porches, which goes further than in many boroughs. The Bungalow Estate at Seven Kings has its own specific rules. The borough-wide rule on shared houses does not affect extensions.
WHAT KIND OF HOUSE IS IT?
Interwar suburbs dominate at Ilford, Gants Hill, Barkingside and Woodford, with leafier Edwardian and detached housing at Wanstead and Snaresbrook, and some Victorian stock near Ilford.
WHAT PEOPLE USUALLY BUILD HERE
Rear extensions and loft conversions on the interwar semis, and larger schemes on the Edwardian and detached houses around Wanstead and Snaresbrook.
ANYTHING ELSE THAT AFFECTS YOUR SITE
The River Roding brings flood risk at Ilford and Wanstead. Reference: Local Plan 2015 to 2030, adopted March 2018, and the Bungalow Estate Conservation Area Design Guide, January 2019.

08 · COMMON QUESTIONS
Do I need planning permission to extend in Redbridge?
In the conservation areas, yes, and Redbridge applies these rules more tightly than most: they cover extensions themselves, not just windows and roofs. Outside those areas, on the interwar semis, the usual allowances generally apply.
I live on the Bungalow Estate. What applies?
It has its own conservation area rules and a published design guide, because the estate's character depends on the bungalows staying bungalows. Extensions, roof alterations and porches are all controlled, so the design conversation starts with what the guide allows.
Is flood risk an issue here?
In parts, yes. The River Roding runs through Ilford and Wanstead and properties near it sit in a flood zone, which adds a flood report to any application and affects what you can do at ground level.
