IS YOUR STREET PROTECTED?

Around eight conservation areas including Manor Park, Forest Gate, Plaistow and West Ham. Coverage is far lighter than in most London boroughs.

WHAT EXTRA RULES APPLY HERE?

Extra rules apply in three conservation areas only: Durham Road, Romford Road and Woodgrange Road, covering windows, doors, roof materials, paving, walls, fences, extensions, dormers and cladding. The borough-wide rule on shared houses does not affect extensions.

WHAT KIND OF HOUSE IS IT?

Dense Victorian terraces at East Ham, Forest Gate, Plaistow and Manor Park, post-war estates, and a very large amount of new build flats at Stratford and the Royal Docks.

WHAT PEOPLE USUALLY BUILD HERE

Single storey rear extensions, side returns and rear dormers. The dense terraces at East Ham, Forest Gate and Plaistow take all three.

08 · COMMON QUESTIONS

Do I need planning permission to extend in Newham?

Usually not, if you own a house. Newham has only around eight conservation areas and extra rules apply in three of them, so most streets keep the standard allowances. If your home is a flat, which many here are, the answer is different.

Does flood risk affect my extension?

In much of the borough, yes. Newham is bounded by the Thames, the Roding and the Lee, and large areas including the Royal Docks, Silvertown, Beckton and Canning Town sit in a flood zone, which adds a flood report to any application.

Which streets have extra restrictions?

Three: Durham Road, Romford Road and Woodgrange Road. On those streets the council controls windows, doors, roof materials, paving, walls and fences, extensions, dormers and cladding. Everywhere else keeps the usual allowances.
