WHAT EXTRA RULES APPLY HERE?

Extra rules apply in named areas including Albert Square, Hyde Farm, Lansdowne Gardens, Leigham Court Estate, Park Hall Road, St Mark's, Stockwell Park and Streatham Lodge Estate, rather than across the whole borough.

WHAT KIND OF HOUSE IS IT?

Victorian terraces across Clapham, Brixton and Streatham, post-war estates and newer flats. The terraces are narrow with a side return, which is where the extra space usually comes from.

WHAT PEOPLE USUALLY BUILD HERE

Side return infills, rear and wrap-around extensions, rear dormers, single storey basements and garden rooms. The side return is the defining Lambeth project.

08 · COMMON QUESTIONS

Do I need planning permission to extend in Lambeth?

It depends on the street. Lambeth has 62 conservation areas covering about a third of the borough, and a handful of named streets carry extra rules on top. Elsewhere the usual allowances apply and plenty of extensions go ahead without an application.

What guidance does Lambeth judge extensions against?

Its design guide, adopted in August 2023. One part covers extensions and alterations, another covers basements, and both are specific about proportions, materials and the effect on neighbours. Reading it before designing saves time later.

Are basements achievable in Lambeth?

A single storey under the existing house is realistic. Going beyond the footprint into the garden is a considerably harder case, and the guidance is specific about what will and will not be supported.
