02 · THE PRACTICE

Design to completion, from a RIBA Chartered practice.

Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board

Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.

ARB REGISTERED ARCHITECTS

RIBA Chartered practice

Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.

VISION + DESIGN LTD

Why the title matters to you

An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE

How we help homeowners in

Hounslow

Fixed-fee architectural services for London homeowners, in Hounslow and every other borough, from a RIBA Chartered practice. Hounslow spans Chiswick's Victorian villas and the Bedford Park garden suburb through to the later suburbs at Feltham and Hanworth. It approves fewer householder applications than most London boroughs, which makes designing against its published guidance worth doing properly. We establish exactly what your address allows first, then price each stage before it starts.

We work on the Victorian and Edwardian terraces and villas here: rear extensions, side returns and loft conversions with a dormer, and on the garden suburb houses where matching the original detail is most of the job.

06 · YOUR ADDRESS, NOT THE AVERAGE

What we check before anything is drawn.

IS YOUR STREET PROTECTED?

Around 29 conservation areas including Bedford Park, Chiswick, Strand on the Green, Gunnersbury Park, Isleworth Riverside, Boston Manor and Osterley, alongside over 500 listed buildings.

WHAT EXTRA RULES APPLY HERE?

Extra rules apply in the Bedford Park and Gunnersbury Park conservation areas. The borough-wide rules on shared houses from 2023 and on employment areas from 2025 do not affect householder extensions.

WHAT KIND OF HOUSE IS IT?

Victorian and Edwardian terraces and villas, the Bedford Park garden suburb, later suburban housing at Heston, Cranford, Feltham and Hanworth, and riverside flats.

WHAT PEOPLE USUALLY BUILD HERE

Rear extensions, side returns and loft conversions with a rear dormer. Chiswick's terraces take a side return particularly well.

ANYTHING ELSE THAT AFFECTS YOUR SITE

Thames-side Chiswick, Strand on the Green, Isleworth and Brentford sit in a flood zone. Reference: Local Plan 2015 being replaced by a plan to 2041 submitted June 2025, House Extensions and External Alterations SPD 2015, and the Character, Sustainability and Design Codes SPD 2024.

08 · COMMON QUESTIONS

Do I need planning permission to extend in Hounslow?

It depends on the street. Around 29 conservation areas apply, with extra rules in Bedford Park and Gunnersbury Park. Elsewhere the usual allowances hold, though Hounslow approves fewer householder applications than most London boroughs.

Why do applications get refused here?

Usually because the scheme was drawn before the guidance was read. Hounslow publishes specific guidance on extensions and a design code, and applies both closely. Schemes designed against them from the start have a much better record here.

Does the river affect building here?

Beside the Thames, yes. Chiswick, Strand on the Green, Isleworth and Brentford sit in a flood zone, which adds a flood report to any application and affects ground floor levels and basements.
