WHAT EXTRA RULES APPLY HERE?
A borough-wide rule confirmed in 2014 removed the quicker route for single storey rear extensions over four metres, so those need full permission. A borough-wide rule on shared houses was made in November 2025 but does not affect extensions.

Interwar and post-war suburban semis at Ruislip, Eastcote, Hayes and Uxbridge, with larger detached houses at Ickenham and Harefield, and newer housing near Uxbridge and Heathrow.

Do I need planning permission to extend in Hillingdon?
For a deep rear extension, yes, and Hillingdon is unusual in this. Elsewhere in London a single storey rear extension over four metres can go through a light-touch notification. Here that route was withdrawn, so it needs a full application.
What is different about deep extensions here?
In most boroughs a single storey rear extension between four and six metres can be approved through a quicker notification process. Hillingdon withdrew that in 2014, so any rear extension over four metres needs a full planning application here.
