02 · THE PRACTICE

Design to completion, from a RIBA Chartered practice.

Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board

Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.

ARB REGISTERED ARCHITECTS

RIBA Chartered practice

Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.

VISION + DESIGN LTD

Why the title matters to you

An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE

How we help homeowners in

Havering

Fixed-fee architectural services for London homeowners, in Havering and every other borough, from a RIBA Chartered practice. Havering is one of the least restricted London boroughs for householder work: outside Gidea Park the usual allowances survive almost everywhere, and plots are generous. Much of the borough is green belt, which brings its own test if you are on the edge of it. We establish exactly what your address allows first, then price each stage before it starts.

We work on the interwar and post-war suburban stock here: rear and two-storey extensions and loft conversions, and larger schemes on the detached houses at Emerson Park and Gidea Park.

06 · YOUR ADDRESS, NOT THE AVERAGE

What we check before anything is drawn.

IS YOUR STREET PROTECTED?

Around eleven conservation areas including Gidea Park, Romford, Upminster, Hornchurch, Emerson Park and Havering-atte-Bower. Coverage is light compared with inner London.

WHAT EXTRA RULES APPLY HERE?

Extra rules apply in the Gidea Park conservation area, confirmed in 2016. Elsewhere householder allowances generally survive. The two borough-wide rules on shared houses do not affect extensions.

WHAT KIND OF HOUSE IS IT?

Interwar and post-war semi-detached suburbia at Romford, Hornchurch, Elm Park and Harold Wood, with larger detached houses at Emerson Park and Gidea Park. Much of the borough is green belt.

WHAT PEOPLE USUALLY BUILD HERE

Rear and two-storey extensions and loft conversions. Plots are generous, so schemes here are usually larger than inner London equivalents.

ANYTHING ELSE THAT AFFECTS YOUR SITE

Much of the borough is green belt, where extensions are tested against the size of the original house. Flood risk is significant at Rainham and the Rainham Marshes, with the Ingrebourne and the Beam also relevant. Reference: Local Plan 2016 to 2031, adopted 2021.

08 · COMMON QUESTIONS

Do I need planning permission to extend in Havering?

Usually not. Outside Gidea Park, which has its own rules, householder allowances generally survive across the borough, so plenty of rear extensions and loft conversions go ahead without an application. Green belt plots are the other exception.

My house is in the green belt. Can I still extend?

Usually yes, but the test is different. In the green belt an extension must not be disproportionate to the original house, so the council compares what you propose against the house as first built rather than as it stands today. Previous extensions count against you.

What is different about Gidea Park?

Gidea Park has extra rules, confirmed in 2016, because it is a planned garden suburb whose character depends on consistent detailing. Changes visible from the street need permission there, where elsewhere in the borough they often would not.
