02 · THE PRACTICE
Design to completion, from a RIBA Chartered practice.
Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board
Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.
ARB REGISTERED ARCHITECTS

RIBA Chartered practice
Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.
VISION + DESIGN LTD

Why the title matters to you
An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE
How we help homeowners in
Haringey
Fixed-fee architectural services for London homeowners, in Haringey and every other borough, from a RIBA Chartered practice. Haringey is more workable than people expect. Only four of its conservation areas carry extra restrictions, so much of the Victorian and Edwardian stock keeps the usual allowances, and feasibility is generally better in the east of the borough. We establish exactly what your address allows first, then price each stage before it starts.
We work on the Victorian and Edwardian terraces here: rear extensions, side returns and loft conversions with a dormer at the back. Each stage priced before it begins.
04 · PUBLISHED FEES

06 · YOUR ADDRESS, NOT THE AVERAGE
What we check before anything is drawn.
IS YOUR STREET PROTECTED?
Around 29 conservation areas including Highgate, Muswell Hill, Crouch End, Stroud Green, Tottenham High Road and Noel Park.
WHAT EXTRA RULES APPLY HERE?
Extra rules apply in only four conservation areas: Noel Park, Peabody Cottages, Rookfield Estate and Tower Gardens. The borough-wide rules on shared houses in the east and on warehouse conversions do not affect householder extensions.
WHAT KIND OF HOUSE IS IT?
Edwardian suburb at Muswell Hill and Crouch End, Victorian terraces on the Harringay ladder, and interwar and post-war housing at Tottenham and Wood Green.
WHAT PEOPLE USUALLY BUILD HERE
Rear extensions, side returns and rear dormers. The Harringay ladder terraces and the Edwardian stock around Muswell Hill take all three.
ANYTHING ELSE THAT AFFECTS YOUR SITE
Parts of the borough near the Moselle Brook and the Lee Valley in the east sit in a flood zone. Householder guidance sits within the council's planning documents and the conservation area descriptions rather than a single guide. 08 · COMMON QUESTIONS
Do I need planning permission to extend in Haringey?
Often not, and Haringey is more permissive than its reputation suggests. Only four conservation areas carry extra rules, so across most of the Victorian and Edwardian stock the usual allowances still apply.
Which streets have the extra rules?
Four conservation areas: Noel Park, Peabody Cottages, Rookfield Estate and Tower Gardens. All four are planned estates whose character depends on consistent detailing. Everywhere else keeps the usual allowances.
Can I convert my loft here?
Generally yes, and it is one of the more achievable boroughs for it. Outside the four restricted areas the usual allowances apply, so a rear dormer within the size limits can often be built without a planning application.
