Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board
Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.

IS YOUR STREET PROTECTED?
Around 45 conservation areas including Hammersmith Grove, Brackenbury Village, Parsons Green, Bishops Park, Ravenscourt Park, St Peter's Square and the Peterborough Estate. Where one applies, the council controls anything that changes how the street looks.
WHAT EXTRA RULES APPLY HERE?
Since 2018 nobody in the borough can dig a basement without permission. Other rules cover converting offices and shops into homes, which does not affect ordinary householders.
WHAT KIND OF HOUSE IS IT?
Victorian and Edwardian terraces, the Peterborough Estate lion houses, Edwardian mansion blocks and newer riverside flats. The terraces are long and narrow, which is why the side return matters so much here.
WHAT PEOPLE USUALLY BUILD HERE
Side return infills, rear extensions, basements and loft conversions. On these long terraces the side return is where most of the useful space is found.
ANYTHING ELSE THAT AFFECTS YOUR SITE
Basements need a method statement from the builder and are assessed for their effect on neighbouring houses. Parts of the borough beside the Thames sit in a flood zone, which adds a flood report to the application. Reference: Policy DC11 and the Planning Guidance SPD.

08 · COMMON QUESTIONS
Do I need planning permission to extend in Hammersmith and Fulham?
It depends on the street. The borough has around 45 conservation areas, so a good share of homes are covered, but plenty are not and the usual allowances still apply there. Basements are the exception: every one needs permission, wherever you are.
Can I dig a basement here?
Only with permission. Since 2018 the council has required an application for every basement in the borough, along with a builder's method statement showing how the work will be done without damaging your house or your neighbours'. That applies to flats as well as houses.
What is the most common project here?
The side return infill. Taking out the flank wall means holding up two storeys on a steel frame, and the drains usually run through exactly the strip you want to build on. Both are worth resolving before the design is fixed, not after.
