02 · THE PRACTICE
Design to completion, from a RIBA Chartered practice.
Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board
Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.
ARB REGISTERED ARCHITECTS

RIBA Chartered practice
Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.
VISION + DESIGN LTD

Why the title matters to you
An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE
How we help homeowners in
Hackney
Fixed-fee architectural services for London homeowners, in Hackney and every other borough, from a RIBA Chartered practice. Hackney mixes Georgian and Victorian terraces with warehouse conversions and a great many flats, and the council published new guidance for householders in January 2026, the most current of any London borough. Worth reading before you design. We establish exactly what your address allows first, then price each stage before it starts.
We work on the Victorian and Georgian terraces here, rear extensions and side returns with a dormer above, and on warehouse and flat conversions where the building has already changed use.
04 · PUBLISHED FEES

06 · YOUR ADDRESS, NOT THE AVERAGE
What we check before anything is drawn.
IS YOUR STREET PROTECTED?
Around 35 conservation areas including Clissold, De Beauvoir, Stoke Newington Church Street, Mapledene, Victoria Park and Shoreditch. Where one applies, anything visible from the street is controlled.
WHAT EXTRA RULES APPLY HERE?
Some conservation areas carry extra rules. The borough-wide restrictions cover shared houses and the conversion of workspace, which does not affect ordinary householder extensions.
WHAT KIND OF HOUSE IS IT?
Georgian and Victorian terraces, converted warehouses, extensive post-war estates and newer flats. A high proportion of homes here are flats rather than whole houses.
WHAT PEOPLE USUALLY BUILD HERE
Rear extensions, side returns and loft conversions with a rear dormer. On the warehouse stock the work is usually internal rather than extending outwards.
ANYTHING ELSE THAT AFFECTS YOUR SITE
The council's householder guidance and a separate retrofit guide both date from January 2026 and are worth reading before designing. Reference: Local Plan LP33 adopted July 2020, Residential Extensions and Alterations SPD and Retrofit SPD, January 2026.

08 · COMMON QUESTIONS
Do I need planning permission to extend in Hackney?
Sometimes. Around 35 conservation areas apply and some carry extra rules, but Hackney's borough-wide restrictions cover shared houses and workspaces rather than extensions, so on many streets the usual allowances still hold.
I live in a flat. Does that change what I can do?
Yes. The automatic rights to extend apply to houses only, so any external change to a flat or maisonette needs permission whatever its size. Your freeholder's agreement is a separate matter from the council's.
What guidance applies to extensions here?
Its householder guidance, published in January 2026, alongside a separate guide on insulation and energy work to older homes. Both are recent and specific, which makes them genuinely useful rather than boilerplate.
