02 · THE PRACTICE

Design to completion, from a RIBA Chartered practice.

Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board

Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.

ARB REGISTERED ARCHITECTS

RIBA Chartered practice

Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.

VISION + DESIGN LTD

Why the title matters to you

An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE

How we help homeowners in

Greenwich

Fixed-fee architectural services for London homeowners, in Greenwich and every other borough, from a RIBA Chartered practice. Greenwich covers two quite different worlds: the protected Georgian and Victorian streets around the town centre and Blackheath, and the interwar suburbs further out where plots are generous and rules are lighter. What is possible depends heavily on which you are in. We establish exactly what your address allows first, then price each stage before it starts.

We work on both halves of the borough: rear extensions and side returns on the older terraces, and larger rear extensions, loft conversions and garden rooms on the suburban plots further out.

06 · YOUR ADDRESS, NOT THE AVERAGE

What we check before anything is drawn.

IS YOUR STREET PROTECTED?

23 conservation areas including Ashburnham Triangle, West Greenwich, East Greenwich, Blackheath, Westcombe Park and the Progress Estate. Coverage is concentrated around the town centre and Blackheath rather than borough-wide.

WHAT EXTRA RULES APPLY HERE?

Extra rules apply in several conservation areas including Ashburnham Triangle, West Greenwich, East Greenwich, Rectory Field, Shrewsbury Park Estate and the Progress Estate, mostly covering windows, doors and roofing. The borough-wide rules on shared houses and shops do not affect extensions.

WHAT KIND OF HOUSE IS IT?

Georgian and Victorian terraces near the centre, interwar suburbs at Eltham, Charlton and Plumstead, the Arts and Crafts Progress Estate, and newer housing at Kidbrooke Village and the Peninsula.

WHAT PEOPLE USUALLY BUILD HERE

Rear extensions, side returns and loft conversions, with garden rooms on the more generous suburban plots at Eltham and Plumstead.

ANYTHING ELSE THAT AFFECTS YOUR SITE

The Thames frontage brings flood risk, with the Thames Barrier at the northern edge. Reference: Residential Extensions, Basements and Conversions Guidance SPD 2016, Core Strategy 2014, with a new Local Plan in progress.

08 · COMMON QUESTIONS

Do I need planning permission to extend in Greenwich?

It depends where you are. Greenwich has 23 conservation areas and several carry extra rules on windows, doors and roofing. Outside them, in the interwar suburbs at Eltham, Charlton and Plumstead, the usual allowances generally apply.

I am on the Progress Estate. Is that different?

Yes. The Progress Estate is a conservation area with extra rules, because its Arts and Crafts character depends on consistent windows, doors and roofing. Replacements need to match, and changes visible from the street need permission.

Does the river affect building here?

Near the river, yes. The Thames frontage sits in a flood zone, which means a flood report with the application and closer attention to floor levels. Further inland it is rarely an issue.
