02 · THE PRACTICE
Design to completion, from a RIBA Chartered practice.
Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board
Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.
ARB REGISTERED ARCHITECTS

RIBA Chartered practice
Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.
VISION + DESIGN LTD

Why the title matters to you
An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE
How we help homeowners in
Enfield
Fixed-fee architectural services for London homeowners, in Enfield and every other borough, from a RIBA Chartered practice. Enfield runs from green belt in the north to the Lee Valley in the east, and the housing changes completely along the way. Extra rules apply across most of its conservation areas, and the borough is still working from planning documents adopted in 2010 and 2014 while a new plan is examined. We establish exactly what your address allows first, then price each stage before it starts.
We work across the borough on rear extensions and loft conversions, from the Victorian and Edwardian terraces around Enfield Town and Winchmore Hill to the interwar semis at Southgate.

06 · YOUR ADDRESS, NOT THE AVERAGE
What we check before anything is drawn.
IS YOUR STREET PROTECTED?
Around 22 conservation areas including Enfield Town, Bush Hill Park, Forty Hill, Winchmore Hill, Southgate Green and Clay Hill.
WHAT EXTRA RULES APPLY HERE?
Extra rules apply across most conservation areas, including Enfield Town, Bush Hill Park, Forty Hill, Winchmore Hill, Southgate Green, Clay Hill, Enfield Lock and Abbotshall Avenue. The borough-wide rule on shared houses does not affect extensions.
WHAT KIND OF HOUSE IS IT?
Victorian and Edwardian terraces at Enfield Town, Palmers Green and Winchmore Hill, interwar semis at Southgate, post-war estates at Edmonton and Ponders End, and detached houses at Crews Hill.
WHAT PEOPLE USUALLY BUILD HERE
Rear extensions and loft conversions with a dormer. The interwar semis at Southgate take a rear extension and a loft comfortably.
ANYTHING ELSE THAT AFFECTS YOUR SITE
The Lee Valley brings flood risk in the east at Enfield Lock and Ponders End, with Turkey Brook, Salmons Brook and Pymmes Brook also relevant. Green belt covers the north and west. Reference: Core Strategy 2010 and Development Management Document 2014, with a new Local Plan submitted for examination in August 2024.

08 · COMMON QUESTIONS
Do I need planning permission to extend in Enfield?
In the conservation areas, yes, and Enfield applies extra rules across most of them. Outside those, on the interwar semis at Southgate and the post-war stock further east, the usual allowances generally apply.
The council's plan is out of date. Does that help or hinder?
Neither, particularly, for a householder application. An older plan gives a little more room to argue a case on its merits, but the tests that matter, effect on neighbours and on the street, do not really change. A new plan was submitted for examination in 2024.
Is flood risk an issue here?
In the east, yes. Enfield Lock and Ponders End sit in the Lee Valley flood zone, and Turkey Brook, Salmons Brook and Pymmes Brook affect other areas, which adds a flood report to any application.
