02 · THE PRACTICE

Design to completion, from a RIBA Chartered practice.

Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board

Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.

ARB REGISTERED ARCHITECTS

RIBA Chartered practice

Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.

VISION + DESIGN LTD

Why the title matters to you

An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE

How we help homeowners in

Ealing

Fixed-fee architectural services for London homeowners, in Ealing and every other borough, from a RIBA Chartered practice. Ealing has two of London's best known garden suburbs, Bedford Park and Brentham, where the rules are tight and the detail matters. Away from them, the long Victorian and Edwardian terraces take a side return comfortably and the usual allowances apply. We establish exactly what your address allows first, then price each stage before it starts.

We work on the long terraces here, side returns and rear extensions with a loft above, and on the garden suburb houses where matching the existing detail is most of the job. Each stage priced before it begins.

06 · YOUR ADDRESS, NOT THE AVERAGE

What we check before anything is drawn.

IS YOUR STREET PROTECTED?

Around 30 conservation areas including Bedford Park, Brentham Garden Estate, Ealing Common, Ealing Green, Hanger Hill Garden Estate and Hanger Hill Haymills Estate.

WHAT EXTRA RULES APPLY HERE?

Extra rules apply in six conservation areas: Bedford Park, Brentham Garden Estate, Churchfields for roof alterations only, The Grove in the town centre, and the two Hanger Hill estates. The 2024 borough-wide rule on shared houses does not affect extensions.

WHAT KIND OF HOUSE IS IT?

Long Victorian and Edwardian terraces, the Bedford Park and Brentham garden suburbs, interwar semis, mansion blocks and newer flats.

WHAT PEOPLE USUALLY BUILD HERE

Rear extensions and side returns on the terraces, and loft conversions. The long Ealing terrace with a side return is the classic job here.

ANYTHING ELSE THAT AFFECTS YOUR SITE

The River Brent and the Grand Union Canal bring localised flood risk. Reference: SPD 4 Residential Extensions, retained as interim guidance, alongside the Local Plan 2024 to 2039.

08 · COMMON QUESTIONS

Do I need planning permission to extend in Ealing?

On six particular streets, yes. Ealing's extra restrictions apply in Bedford Park, Brentham Garden Estate, Churchfields, The Grove and the two Hanger Hill estates. Elsewhere the usual allowances hold, though conservation area rules still apply in around 30 areas.

I live in Bedford Park. What can I do?

Less than elsewhere, and the detail matters more. Bedford Park has extra rules because its character depends on consistent windows, doors, roofs and front boundaries. Most external changes need permission, and matching the original detailing is usually the deciding factor.

What guidance does Ealing use?

SPD 4, the council's guidance on residential extensions, which is retained alongside the new Local Plan running to 2039. It is specific about proportions and materials, and on conservation streets the council applies it closely.
