02 · THE PRACTICE
Design to completion, from a RIBA Chartered practice.
Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board
Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.
ARB REGISTERED ARCHITECTS

RIBA Chartered practice
Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.
VISION + DESIGN LTD

Why the title matters to you
An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE
How we help homeowners in
Camden
Fixed-fee architectural services for London homeowners, in Camden and every other borough, from a RIBA Chartered practice. Fixed fees matter here because what has to happen before anything is drawn varies more than in most of London. Around half the borough is a conservation area, many streets carry extra rules, and basements always need permission. We establish exactly what your address allows first, then price each stage before it starts.
We work on protected and constrained houses here, where the answer depends on the street rather than the rulebook: rear extensions, side returns, mansard lofts and basements, each stage priced before it begins.
04 · PUBLISHED FEES

06 · YOUR ADDRESS, NOT THE AVERAGE
What we check before anything is drawn.
IS YOUR STREET PROTECTED?
40 conservation areas cover around half the borough, including Hampstead, Belsize, Bloomsbury, Primrose Hill and Redington Frognal. In these areas the council looks closely at anything visible from the street, and the materials you choose matter as much as the size.
WHAT EXTRA RULES APPLY HERE?
Many streets have extra rules removing the right to change windows, doors, front elevations and roofs without asking. Separately, since 2017 nobody in the borough can dig a basement without permission.
WHAT KIND OF HOUSE IS IT?
Georgian terraces around Bloomsbury, Victorian villas in Belsize Park and Hampstead, converted warehouses near King's Cross and some well-known modern housing. Over 5,600 listed buildings, and a high proportion of homes are flats rather than houses.
WHAT PEOPLE USUALLY BUILD HERE
Rear extensions, side return infills, mansard loft conversions and basements. On the Georgian and Victorian stock, the roof and the back of the house are where most of the space is found.
ANYTHING ELSE THAT AFFECTS YOUR SITE
Basements are limited to one storey under no more than half the garden, with engineers' reports on ground and water conditions. Hampstead also has its own neighbourhood plan, adopted in July 2025. Reference: Local Plan Policy A5 and Camden Planning Guidance.

08 · COMMON QUESTIONS
Do I need planning permission to extend in Camden?
More often than in most of London. Around half the borough is a conservation area, many streets carry extra rules on windows, doors and roofs, and every basement needs permission. Worth checking your address before assuming the usual allowances apply.
Are basements possible in Camden?
Yes, but the tests are among the strictest in London. You can go down one storey, under no more than half the garden, and you will need engineers' reports on the ground and groundwater before the council will consider it properly.
How long does a Camden decision take?
Eight weeks is the official target and well-prepared applications get close to it. On a protected street a conservation specialist reviews it too, and neighbours are consulted, so plan for longer rather than counting on the minimum.
