WHAT EXTRA RULES APPLY HERE?

All residential conservation areas carry extra rules covering windows, doors, front gardens, paving and outbuildings. The council resolved in 2024 to replace these, so the detail may have changed. The borough-wide rule on shared houses does not affect extensions.

WHAT KIND OF HOUSE IS IT?

Victorian and Edwardian terraces at Willesden, Harlesden and Kilburn, interwar semis at Wembley, Kingsbury and Kenton, and post-war and newer flats. A high proportion of homes in the south are flats.

WHAT PEOPLE USUALLY BUILD HERE

Rear extensions, loft and dormer conversions, and side returns on the terraces. The interwar semis at Wembley and Kingsbury take a rear extension and a loft comfortably.

08 · COMMON QUESTIONS

Do I need planning permission to extend in Brent?

In a conservation area, yes. Brent applies extra rules across all of its residential conservation areas, covering windows, doors, front gardens, paving and outbuildings. Outside them, on the interwar semis, the usual allowances generally apply.

I read the rules were changing. Are they?

The council resolved in 2024 to replace the extra rules covering its conservation areas, so boundaries and scope may have shifted since. That is exactly the sort of thing worth confirming for your specific address rather than relying on a general guide.

I live in a flat. Does that change things?

Yes. The automatic rights to extend apply to houses only, so any external change to a flat needs permission whatever its size. A large share of homes in the south of the borough are flats rather than whole houses.
