02 · THE PRACTICE
Design to completion, from a RIBA Chartered practice.
Your Home Architects is a service offered by Vision and Design, RIBA Chartered architects based in London. We set it up so London homeowners can see the whole job in advance, with the price for each service agreed before that service begins.

Architects Registration Board
Architect is a title protected by law in the United Kingdom. Only someone on the ARB register may use it. Registration requires seven years of education and examination, is renewed annually, and can be removed for professional misconduct.
ARB REGISTERED ARCHITECTS

RIBA Chartered practice
Registration is held by the practice, not just an individual. It requires a registered architect in charge, professional indemnity cover, a written complaints procedure and continuing professional development.
VISION + DESIGN LTD

Why the title matters to you
An architectural technologist or designer may be excellent, but is not accountable to a regulator. V+D are Chartered Architects, giving you a complaints route, a disciplinary body and mandatory professional indemnity cover.

03 · THE SERVICE
How we help homeowners in
Barnet
Fixed-fee architectural services for London homeowners, in Barnet and every other borough, from a RIBA Chartered practice. Barnet is mostly interwar suburbia with generous plots, which takes a rear extension and a loft conversion comfortably. The exception is Hampstead Garden Suburb, where a separate trust must approve your plans as well as the council, and that changes the process entirely. We establish exactly what your address allows first, then price each stage before it starts.
We work on the interwar semis here, rear and two-storey extensions and hip to gable loft conversions, and on the protected estates where matching the original detail is most of the job.

06 · YOUR ADDRESS, NOT THE AVERAGE
What we check before anything is drawn.
IS YOUR STREET PROTECTED?
Around 16 conservation areas including Hampstead Garden Suburb, Mill Hill, Monken Hadley, Totteridge, Wood Street and Finchley Church End.
WHAT EXTRA RULES APPLY HERE?
Extra rules apply widely, including Hampstead Garden Suburb, Mill Hill, Monken Hadley, Totteridge, Wood Street, Moss Hall Crescent, Finchley Garden Village, Glenhill Close, Finchley Church End and Hendon.
WHAT KIND OF HOUSE IS IT?
Interwar semi-detached suburbia dominates, with Hampstead Garden Suburb, Victorian and Edwardian streets in the south and larger detached houses at Totteridge. Plots are generous by London standards.
WHAT PEOPLE USUALLY BUILD HERE
Rear and two-storey extensions and hip to gable loft conversions. The interwar semi with a converted loft and a rear extension is the standard Barnet project.
ANYTHING ELSE THAT AFFECTS YOUR SITE
Over a third of the borough is green belt or protected open land. Hampstead Garden Suburb is also controlled by its own trust, separately from the council. Reference: Local Plan adopted 2025, Policies CDH01 and CDH05.

08 · COMMON QUESTIONS
Do I need planning permission to extend in Barnet?
In the protected areas, yes, and Barnet has a lot of them. Hampstead Garden Suburb, Mill Hill, Monken Hadley, Totteridge and several others carry extra rules. Away from those, on the interwar semis, the usual allowances generally apply.
I live in Hampstead Garden Suburb. What is different?
You need approval from the Hampstead Garden Suburb Trust as well as the council, and the two are entirely separate. The Trust controls detail closely, down to materials, windows and boundary treatments, so the design conversation starts much earlier.
Are loft conversions common here?
Very common, because the roof shape suits it. Turning the sloping side of the roof into a gable creates enough room for a proper bedroom and bathroom, and on most Barnet streets it can be done without a planning application.
