IS YOUR STREET PROTECTED?

A small number of conservation areas including Barking Town Centre, Eastbury, Valence House and the historic core of the Becontree Estate. Coverage is lighter than almost anywhere in London.

WHAT EXTRA RULES APPLY HERE?

Extra rules restrict adding a storey in the Dagenham Village and Lymington areas. Ordinary rear extension allowances generally survive outside conservation areas. The rules on shared houses and commercial conversions do not affect extensions.

WHAT KIND OF HOUSE IS IT?

Victorian terraces around Barking centre, the vast interwar Becontree Estate, post-war flats and major new riverside development.

WHAT PEOPLE USUALLY BUILD HERE

Rear extensions and loft conversions. On the Becontree Estate the design is judged against the consistency of the street, which is what the area is valued for.

08 · COMMON QUESTIONS

Do I need planning permission to extend in Barking and Dagenham?

For a standard rear extension, often not. Outside the conservation areas the usual allowances survive. Adding a storey is restricted in Dagenham Village and Lymington, and the council approves fewer applications than any other London borough, so the case still needs making properly.

I live on the Becontree Estate. What should I know?

That its value lies in how consistent it is. The houses were built as a single design, so an extension that ignores the pattern of the street stands out immediately. Schemes that follow the existing roof lines, materials and proportions fare much better.

Does flood risk affect building here?

Substantially, in the south. Barking Riverside, Thames View and Creekmouth sit in a flood zone, as do areas near the Roding and Mayes Brook, which adds a flood report to any application and affects ground floor levels.
